When the Heart Wants What the Heart Wants
Sometimes, finding the perfect home isn’t about searching for something new. It’s about finding a way to make the home you already love your own.
Our clients had rented this Northern Virginia property for nearly five years and knew it was where they wanted to put down permanent roots. Two years ago, they approached us with a goal: convince their landlord to sell them the home.
Knowing this wouldn’t be a typical transaction, we got to work. We researched Prince William County records for building, occupancy, septic, and well permits, arranged a professional home inspection to better understand the property’s condition, and obtained a proactive appraisal to establish its market value. Our clients were serious, prepared, and ready to move forward. Unfortunately, their landlord wasn’t.
Fast forward two years, and the opportunity finally presented itself! The landlord approached our clients about selling, but with one significant condition: the property would be sold entirely as-is.
Our clients weren’t deterred. They conducted their own septic and well inspections, including a water potability test, to fully understand what they were purchasing. The results weren’t perfect, and repairs would be necessary. But with the right information, professional guidance, and a carefully structured contract, they could make an informed decision about moving forward.
We negotiated and prepared a purchase agreement that reflected the property’s as-is condition, protected our clients’ interests, and allowed them to compensate us directly for our representation without relying on the seller to pay our fee.
This wasn’t a traditional home search or a typical real estate transaction. It required patience, extensive due diligence, an understanding of property systems, and the ability to structure a transaction around two parties with very specific goals.
And the reward? After years of renting and two years of hoping for the opportunity, our clients finally became homeowners in Northern Virginia, in the very home they had loved all along.
Sometimes the heart knows exactly what it wants. Our job is to help make it happen.
