Our clients had a very specific goal: find a home within the same elementary school boundaries as their current home. That gave us a very narrow pool of properties to choose from. After touring only about four homes, this one on Ringold Drive came on the market and immediately presented a conundrum.
The floor plan, size and location were exactly what our clients were looking for. The challenge? A damp basement, mold concerns and a home with some outdated bones.
What was originally expected to be a 30-day closing quickly became a nearly 60-day process as the basement underwent professional mold remediation. The Seller agreed to complete the work, but just one week before settlement, it became clear that the remediation was nowhere near finished.
