Anyone living in the Alexandria, VA area in the early 90s will remember Landmark Mall in its heyday with its bustling stores and restaurants – my favorite was The Silver Spoon – and anchored by Macys and Sears. The mall has been abandoned since 2017 – save for when it was used to film a scene for the Wonder Woman 1984 movie. The 52-acre former Landmark Mall location will be the sight for a new mixed-use community and state-of-the-art INOVA medical campus. 

The project broke ground on September 30, 2024, with a plan to have construction of the four-building hospital finished by 2028.

The facility will encompass 4 million square feet and consist of a mixed-use development alongside the new hospital to include hotel, residential and retail spaces.

The new medical campus will house facilities to include:

  • 569,000 sq. ft hospital center with 192 beds
  • 111,000 sq. ft INOVA Schar Cancer Institute at Alexandria Hospital
  • 83,000 sq. ft specialty care center 
  • 550-space parking garage
  • creation of 2000 health care jobs
  • transit hub serving bus rapid transit (BRT), DASH, and Metrobus.

The new hospital will be one of only three Level II trauma centers in Northern Virginia. The trauma center will provide 24-hour specialty services for brain injuries, complex fractures, and other trauma care. 

The development will be supported by new public infrastructure – being worked on now – including streets, sidewalks, sewer lines and open space landscaping.

The existing location of the Alexandria Hospital on Seminary Road will be targeted for residential use. INOVA submitted a request to rezone the existing hospital site for townhouse and single-family use and the City Council approved the request.
