There are numerous reasons everybody should get a home inspection if they are purchasing a home but once you decide to get a home inspection there are three things that you really need to be aware of and proactive about when it comes to your home inspection.
First and foremost, it is very important that all of the potential homeowners who are purchasing are at the home inspection. This gives the chance for you to walk through the home with your home inspector as he or she is looking at the different items they’re also actually educating the home buyer as to what the home is all about. It’s a great learning experience especially for those who are first-time homebuyers.
Second, make sure that you focus on getting the home inspection scheduled as soon as possible. In your contract you have a set timeframe as to when your home inspection has to be done but the best thing you can do is to have the home inspection done as soon as possible so you have time to do your due diligence once the report is given back. You’ll have time to go through it, talk to other contractors get an idea as to what it would cost to get some of the items fixed. Use this information to figure out if you will ask the seller to fix the items, give you a credit towards fixing them of if you will fix them yourself once you move into the home.
Lastly, the purpose of a home inspection is to look for defects in the home not cosmetic fixes. The big items that you want to pay attention to are your
HVAC system, the hot water heater, any electrical issues, plumbing or structural issues.
