If you are a Northern Virginia native, or have lived in the area for a while, you know that the Rt. 1 Corridor has a reputation. Well, that is drastically changing.
Not only is VDOT and Fairfax County focused on reworking this major thoroughfare for commuting purposes, the residential and commercial development is keeping pace with a facelift of its own.
This process is in the infancy stage but if all goes according to plan, it’s teen years and beyond will be fruitful.

A study put out by Fairfax County’s Economic Advisory Commission earlier this year states that the Richmond Highway Corridor could see a demand for up to 493,000 square feet of retail space and 380,000 square feet of office space by 2030. The study also suggests that there could be a 27.4% increase of households between 2020 and 2035.
PROJECTS UNDER REVIEW
Huntington Club Condos
Proposal to rezone the 19.01 acre Huntington Club Condominiums from the R-20 District to the PRM District to permit up to 2,000 multi-family units, 70 single-family attached units, 480,000 SF of office, 130,000 SF of hotel, and 17,800 SF of retail.
Alexandria Crossing
Lennar’s proposal to build 470 multifamily residential and townhomes in the Penn Daw CBC.
NOVUS/Kings Crossing
Approval to rezone a 5.29-acre site from the R-4 and C-8 Districts to the PRM District to permit up to 375 multi-family dwelling units. The site plan is under review.
APPROVED PROJECTS
Riverside
Approval of a 28.17 acre site with existing residential high-rise buildings from the R-30 District to the PRM District to permit infill development consisting of 767 multi-family dwelling units, new parks, and access to Hunting Creek.

TRANSPORTATION UPDATES
Throughout the Fairfax County portion of Rt. 1, along a three-mile stretch from Jeff Todd Way to just north of Frye Road to Sherwood Hall Lane, two phases will happen to accommodate better traffic flow to include widening 1.5 miles from four to six lanes; adding two-way cycle tracks and sidewalks; expansion for future bus-only lanes; intersection improvements at Mount Vernon Memorial Highway, Sacramento Drive, Radford Avenue and Russell Road; realignment of Buckman Road; and replacing bridges over Dogue Creek and the North Fork of Dogue Creek along with Little Hunting Creek.
Construction is slated to begin as early as 2025 and is expected to take about 3-4 years to complete. More can be learned about the multi-modal plans dubbed Embark Richmond Highway.
In Prince William County, the project had Rt. 1 widening from four to six lanes between Marys Way and Annapolis Way along with adding additional turn lanes at they Route 1 and Occoquan Road intersection; 10- to 6-foot wide shared use and sidewalks; a new median on Occoquan Road from Rt. 1 to south of Horner Road; and a new bridge over Marumsco Creek.
