There is a lot of excitement around the highly anticipated development known as Rivana at Innovation Station.

Rivana is a 103-acre mixed-use development totaling 8.5 million square feet at full build-out. The goal for Rivana was born from Loudoun County’s vision in the 2019 Comprehensive Plan for walkable, urban environments around Metro stations.
The site is situated between Dulles International Airport, Route 28 and the Fairfax County border near the Innovation Center Metrorail Station. The project spans across two counties – Loudoun County and Fairfax County.
The mixed-use development is expected to include 3.5 million square feet of office space, 500 hotel rooms and 3,700 residential units with a percentage dedicated to affordable housing and 500 hotel rooms.
The western portion of Rivana, Rivana Village, will be centered around retail and creative office environments. Features for Rivana Village include
- A world-class performing arts venue;
- Region’s largest farmers market;
- Outdoor amphitheater;
- Creative, independently owned restaurants;
- Two expansive public parks;
- Scenic pedestrian walkway;
- Dog park;
- Outdoor live music and art festivals;
The eastern section of Rivana, Boulder Ridge, will feature a picturesque pedestrian walkway that runs across the top of a distinctive boulder, linking the Innovation Center Metro Station to Rivana Village.
Rivana will be readily accessible from Metrorail and just one subway stop away from Dulles International Airport.
