
Out of Town Buyers: How to View Properties and Handle Inspections
Buying a home from out of town? One of the biggest challenges is making sure your home inspection goes smoothly when you’re not there in person. Here’s how we help our long-distance buyers stay informed and confident.
- Choose a Trusted Inspector
Not all inspectors are the same. We always recommend experienced, thorough professionals who provide detailed reports with clear photos and videos. If you have concerns about specific issues—like foundation, roofing, or plumbing—we can bring in specialists to take a closer look. - Attend the Inspection on Your Behalf
Since you can’t be there, we’ll be your eyes and ears. The inspectors we work with will ‘meet’ with you via video call at the beginning of the inspection, then again at the end…and if anything comes up, we will jump on a video call again. We’ll walk through the home with the inspector, ask the right questions, and make sure nothing is overlooked. - Go Over the Report Together
Inspection reports can be overwhelming, but don’t worry! The inspector will review it with you-and be available for you to ask questions. We’ll also go through it with you, section by section to help you understand which issues are minor and which ones might be deal-breakers. If repairs are needed, we will negotiate on your behalf to get them addressed or request seller concessions. - Virtual Follow-Up & Next Steps
A video call or a detailed recap will be scheduled so you know exactly what’s going on. If needed, we’ll coordinate contractors, estimates, or second opinions to make sure you have all the information before moving forward.
