One Loudoun Expansion Moves Forward with New Retail, Dining, and Residential Additions

Ashburn’s One Loudoun is entering a new phase of growth, with construction well underway on an expansion that will bring additional shops, restaurants, residences, and office space to the mixed-use development at Route 7 and Loudoun County Parkway. The project, which broke ground in late 2024, marks one of the most significant updates to the complex since its original opening a decade ago.
The next phase of development includes roughly 86,000 square feet of new retail space, a business hotel, about 33,000 square feet of office space, and approximately 400 luxury multifamily units. According to developers, the expansion will extend Exchange Street through a new retail corridor lined with restaurants and public plazas. A new plaza in front of Bartaco is also planned to feature an ice-skating rink during the winter months.
Several major national retailers have already signed on:
- Arhaus
- Tatte Bakery & Café
- Van Leeuwen Ice Cream
- Bartaco
- Williams-Sonoma
- Pottery Barn
Additional tenants reportedly in discussions include Alo Yoga, Kendra Scott, and Falafel Inc.
Construction activity at the site began after the October 2024 groundbreaking. As of mid-2025, work continues with infrastructure and paving projects. While no official completion date has been announced, current estimates suggest that some of the new stores could begin opening in late 2025, with additional openings expected to follow in 2026.
The existing complex already includes national brands such as Lululemon, Warby Parker, Sephora, and Sweetgreen, along with local businesses like Handmade by LMAC, which recently expanded into a larger storefront. Restaurants, a movie theater, outdoor gathering areas, and a central plaza contribute to its reputation as a lively mixed-use community.
