
Homeowners planning a new deck, a home addition, or other property improvements may soon find the permitting process much less frustrating.
According to Springfield District Supervisor Pat Herrity, Fairfax County’s Land Development Services (LDS) has made significant progress in streamlining residential and commercial permit reviews, reducing processing times for many projects from what had become weeks-long waits to as little as two to three business days.
The changes are the result of ongoing efforts to improve efficiency within the county’s permitting system while maintaining required safety and building standards.
While Fairfax County is unlikely to return to same-day permitting, Herrity said the recent improvements represent a major step forward for property owners. “The reduction of permitting from what used to be a weeks-long process in some cases to just two to three business days is an achievement worth celebrating,” he stated in his June 1 community newsletter.
Faster Reviews for Residential Projects
Among the most notable improvements are new review timelines for residential projects.
- Deck applications are now processed and reviewed within two to three business days, depending on when the application is submitted.
- Fast-track residential projects can now be reviewed in as little as two business days.
- For larger projects, including major additions and new home construction, are currently being reviewed within approximately thirteen business days, while infill lot grading plans are being reviewed within nineteen business days.
For homeowners, faster approvals can translate into shorter construction schedules, lower carrying costs, and greater certainty when coordinating with contractors.
Commercial Fast-Track Program Expands
The county is also expanding its Commercial Fast-Track program to allow for a broader range of commercial projects that can qualify for accelerated review. Projects now eligible for the program include office and retail alterations and tenant build-outs up to 12,000 square feet, systems furniture installations, tenant space demolitions, sales trailers, sales offices located in model home garages, awnings without support posts, cell phone antenna replacements, and other minor alterations.
In addition to expanding eligibility, Fairfax County has implemented internal process improvements designed to reduce review times across multiple categories of commercial development.
According to Herrity, some reviews that previously required approximately thirteen business days are now expected to be completed within two to three business days.
Under the updated system:
- Commercial Fast-Track projects are expected to be reviewed within two to three business days.
- Standard or straightforward commercial building projects are expected to be reviewed within seventeen business days.
- Large or complex commercial projects are expected to be reviewed within forty-two business days.
Focus on Efficiency and Transparency
County officials say the improvements are part of a broader effort to modernize Fairfax County’s permitting and review processes. In addition to reducing review times, Land Development Services continues to publish weekly performance metrics and review-time expectations, allowing applicants to better understand current processing schedules. The county is also preparing to launch an updated customer portal that will streamline interactions for both residential and commercial users. The new system is expected to provide easier access to permitting services, tax payments, application tracking, and other county functions.
