More than a decade after transforming a former industrial area into one of Northern Virginia’s most popular mixed-use destinations, the Mosaic District is entering another period of change, with new retailers arriving and significant redevelopment planned for the surrounding Merrifield area.
Mosaic itself continues to refresh its retail and restaurant lineup. Custom-rug retailer Ernesta opened its Fairfax showroom in June 2026 at 2920 District Avenue, marking the company’s 10th showroom nationwide. Clothing retailer Marine Layer planned its Mosaic debut for summer 2026, while BedHead PJs is expected to open by late August at 2910 District Avenue. The 850-square-foot store will be only the sleepwear company’s second brick-and-mortar location.
A much larger addition is also underway. Onelife Fitness is taking approximately 50,000 square feet of former Custom Ink office space above True Food Kitchen. The facility is expected to include strength and cardio areas, four group-fitness studios, boxing and cycling studios, recovery amenities, a sauna, cold plunge and childcare, with an opening targeted for late 2026.
The district has already welcomed several other newcomers, including Maman, NAJA Mediterranean, HiFi Tex-Mex BBQ, Boll & Branch, District Candle Lab, Fawne and ZAKAA Couture. Meanwhile, Miami-based The Salty continues to list its long-awaited Mosaic doughnut-and-coffee shop as “coming soon.”
The bigger story, however, may be what is happening beyond Mosaic’s existing boundaries.
Fairfax County approved a Comprehensive Plan amendment for the nearby Alliance Center site in January 2025, allowing future redevelopment with multifamily housing and ground-floor commercial uses at densities intended to complement Mosaic’s urban, walkable character.
Even larger changes are envisioned at the approximately 41-acre Prosperity Business Campus near the Dunn Loring-Merrifield Metro station. In November 2025, Fairfax County approved a plan amendment allowing residential mixed-use redevelopment of the aging office and industrial campus. The plan creates the framework for substantially more housing, neighborhood commercial uses and improved connections between the Metro station and Mosaic District.
