Reston's Continued development

Reston Town Center is entering a new phase of growth following Fairfax County’s approval of a major redevelopment plan in November 2025. And this next chapter is far more detailed and ambitious than previous expansions. The plan focuses on transforming underutilized parcels surrounding the town center into a denser, more connected urban district anchored by housing, hospitality, and walkable public spaces.

At the center of the proposal is the redevelopment of existing surface parking lots and aging office sites into multiple high-rise, mixed-use buildings. Current plans call for several hundred to over 1,000 new residential units, including a mix of apartments and potentially some condominium offerings. A portion of these units is expected to meet Fairfax County’s affordable housing guidelines, helping address ongoing housing shortages in the region.

In addition to residential growth, the project includes new Class A office space designed for modern hybrid work environments, with flexible floor plans and updated amenities aimed at attracting both established companies and startups. While office demand has shifted in recent years, developers emphasized adaptability. As noted in reporting by the Washington Business Journal, “new office product in transit-oriented locations like Reston continues to outperform older suburban inventory.”

Retail and dining will also see a meaningful expansion. Plans include tens of thousands of square feet of new ground-floor retail, with an emphasis on experiential offerings: restaurants, boutique fitness, and service-based businesses that activate the streetscape throughout the day and evening.

A notable addition in this phase is a new hotel component, which is expected to support business travel and tourism tied to the Silver Line corridor and nearby corporate hubs. This aligns with Reston’s continued emergence as a destination for both work and leisure.

Public infrastructure and placemaking are central to the plan. The development will introduce new public plazas, widened sidewalks, enhanced landscaping, and improved pedestrian and bike connections, particularly linking the town center more seamlessly to the Reston Town Center Metro Station. Streetscape improvements are designed to reduce reliance on cars and create a more cohesive, walkable environment.

“This plan is about more than adding density—it’s about creating a complete, connected community,” a Fairfax County planning official stated during the approval process. “We’re prioritizing mobility, public space, and a mix of uses that reflect how people live today.”

Timeline and What to Expect

The project will be built in phases over several years:

  • Late 2026: Site preparation, infrastructure upgrades, and initial demolition

  • 2027–2028: Vertical construction begins on the first phase, including residential and retail components

  • 2028–2029: Initial delivery of residential units, retail spaces, and portions of public amenities

  • 2030 and beyond: Continued buildout of additional towers, office space, and hotel component
