
The massive $100 million redevelopment of Tysons Corner Center is officially underway, promising a transformation of the mall’s west end into a more urban, walkable hub for retail, dining, and entertainment. The plan was unveiled by mall owner Macerich earlier in 2025.

The makeover targets the section of the mall anchored by Bloomingdale’s and Macy’s, with those storefronts and surrounding space planned to be reconfigured into a “vibrant and walkable retail, dining and entertainment district,” according to a presentation from Macerich. Of the total investment, roughly $66 million is earmarked for retailer-level upgrades (store refreshes, redesigns, new store concepts), while the remainder will go toward common-area renovations, infrastructure upgrades, and broader enhancements to the mall’s shared spaces. The project aims to shift the mall away from traditional, department-store–dominated retail to upscale dining, luxury retail, entertainment, and a more social “town-center” vibe.
The project is active now, but don’t expect a neat “opening day” for the new district any time soon. Instead, Tysons shoppers and nearby residents should anticipate a gradual transformation with pieces of the new vision unveiling over multiple years.
