Housing prices in Northern Virginia continue to increase, year over year. While that is great news for sellers, it has continued to present a quagmire for buyers making it difficult if not impossible to purchase a home in the area where they love and work and live.  The Fairfax County Redevelopment and Housing Authority and Fairfax County Government recognized this issue and established the goal of creating 10,000 new units of affordable housing by the year 2034.  
Last year we outlined the existing projects that were underway. Below is an update on the current existing development projects as well as new projects slated by the FCRHA to reach its goal of affordable housing in Northern Virginia.

UNDER CONSTRUCTION

The Exchange at Spring Hill Station

The Exchange at Spring Hill Station

Project: The project consists of the development of two twenty-story multifamily buildings located in Tysons Corner (Hunter Mill District). It will provide a total of 516 units of affordable housing. These units are earmarked for residents earning from 30 to 70 percent of the Area Median Income (AMI). In addition to the 516 units the development will include a 33,000 square foot Community Center. The project will be funded utilizing a mix of County, federal, private and FCRHA financing resources.

Current Status: The project is currently under construction with an anticipated completion date of June, 2027

Little River Glen IV

Little River Glen I and IV (Braddock District)

Project: This project consists of construction of 60 independent senior living units split between two new nearly identical 2-story wood framed buildings at the wooded parcel adjacent to the existing LRGI apartment buildings scheduled to be renovated concurrent with this (LRG IV) project. The new construction includes 17 additional parking spaces, covered walkways, recreational area, paved trails, and a new stormwater pond.

Current Status: The project is currently under construction with an anticipated completion date of September 2026

Fairfax Crest

Fairfax Crest (Braddock District)

Project: Fairfax Crest is an affordable housing project that will provide approximately 279 one, two and three bedroom units located on the existing parking lots G & H at the Government Center Complex.The property will include residential units as well as 15,000 square feet of daycare and resident serving amenity spaces.

Current Status: The project is currently under construction with completion anticipated in December 2026 and Units in Service in July 2027. 

Telestart Court

Telestart Court (Providence District)

Project: An adaptive reuse development to convert an existing 4-story office building located in the Mosaic area of the Providence District into affordable housing units. Following renovation, the one and two bedroom units are earmarked for residents with incomes from 30% to 80% of Area Median Income (AMI). This project is the first one in Fairfax County that converts an existing vacant office building into 80 affordable homes.

Current Status: The project is currently under construction with an anticipated completion date of September 2026.

The Lodge at Autumn Willow

The Lodge at Autumn Willow (Springfield District)

Project: Development of 150 affordable independent living senior housing units on an approximately 11-acre vacant parcel located at the corner of Stringfellow Road and Autumn Willow Drive in Springfield District. The units are designed for residents that meet the following Area Median Income restrictions: 16 units at 30% AMI, 22 units at 50% AMI and 112 units at 60% AMI. Location is  13175 Autumn Willow Drive, Fairfax, VA 22030

Current Status: Construction completion and Occupancy by September 2025. Pre-leasing and final inspections are underway.

DEVELOPMENT PIPELINE – these are projects approved and slated for development in the future

East County (Mason District)

  • Development of approximately 160 new affordable housing units on a 2.9-acre site located at 5831 Columbia Pike in Falls Church.
  • Developer proposals currently under review.

Crescent Apartments (Hunter Mill District)

  • Redevelopment of a 188-unit garden style apartment complex on an approximately 16-acre parcel near Lake Anne Village Center in Reston, Va. 
  • Location 1527 Cameron Crescent Drive, Reston, VA 20190
  • The project is in early stages of development with anticipated construction to begin in a few years.

Franconia Government Center

  • Development of an affordable multifamily residential community at the location of the current Franconia Government Center property, which will become vacant in 2025
  • Location  6121 Franconia Road, Franconia, VA 22310
