There has been a lot of dirt moving and buildings rising throughout all of Fairfax City. In almost every sector development is happening. And as the eastern and northern ends begin to build (see below for an update on the big projects) the city is turning its eyes to the western side of Fairfax City as they kick off a new small area plan for the Kamp Washington section.

The city has opened up comment from residents and business owners to voice their wants and desires for the section of the city encompassed by the intersections of Fairfax Boulevard, Lee Highway, and Jermantown Road. 

Included in all the revamps are a focus on transportation—auto, pedestrian and bicycle—and on future housing for the city. 

Some of the big transportation projects include: the Eaton Place/Chain Bridge Road intersection, which is being looked at as potentially being turned into a two-lane roundabout; the extension of the Government Center Parkway from Stevenson St. in Fairfax County to Jermantown Rd. in the City of Fairfax; two projects in the Northfax West corridor to better align intersections along Fairfax Blvd.; and then the much needed improvements on Jermantown Road. The City will also be taking a look at the Fairfax Circle for potential improvements in the future.

NEW PROJECT

American Legion Post 177
American Legion Post 177

American Legion Post 177 has partnered with Toll Brothers and Post 177 Apartments LLC (Good Works) to redevelop approximately 7.75 acres with 142 multifamily residential units along with rebuilding the American Legion Post and a cell tower. Chilcott Stadium, which is part of the project, would receive a $1 million modernization with a new, two-story, press box behind home plate, covered bleachers on the second level and a covered dugout on the first-base line, parallel to Oak Street.

UPDATES ON CONSTRUCTION

Scout on the Circle is open and filling its 400 apartments that sit above the now open Giant grocery store along with other retail such as Republik Coffee Bar, The Nail Bar, Peri-Peri and TeaDM.

Point 50 is a project that is built up; however not moved-in. There will be a 30,000 sq. ft. grocery store—once rumored to be a Whole Foods but there are no signs of it yet—but the developer does note the following retail that is ono the way: Anthony’s Coal Fired Pizza, Compass Coffee, Big Buns, Orangetheory Fitness and Ideal Image. Organic Nails and TPG Pediatrics, P.C. are already calling the shopping center home.

The Capstone Collegiate project is rising on the outskirts of the Courthouse Plaza Shopping Center. It is bringing more residential into the downtown area and will provide rental housing geared towards students to include two 4- to 5-story multifamily residential buildings that will house 275 multifamily residential units.

Boulevard VI
Boulevard VI

Paul VI High School made its move to Loudoun County and the additions to what once was the original Fairfax High School have been torn away. What remains is the original high school building and the rest of the land will turn over to residential, which is now called Boulevard VI. The city approved the project in 2018 and includes 266 residential units, of which 144 will be condominiums, 115 townhomes and seven single-family homes. The sales center is now open. There will also be 20,000 square feet of retail space. The main building of the school will contain a mix of commercial and/or undefined community uses.

Adjacent to Kamp Washington shopping center, Fairfax Gateway is going up under construction. Through a few revisions of the original plans, developers are building 403 multifamily apartment units, 24 of which are affordable units, 21,249 square feet of commercial space, 4,000 square feet of office space for a non-profit group and 17,249 square feet of commercial space for a restaurant and general ground floor retail. 

Further east at Pickett Road, EYA received approval to redevelop what was a church lot into a 60 townhome community called Metro Church.
