Last year we dove into all the new construction proposed and planned for the Tysons area, and while COVID-19 gave a bit of a pause to some plans, and life in general, projects are still moving forward. Here is a look at the latest development happenings in Tysons.

Capital One

Capital One, already a presence in Tysons is undergoing a transformation with its new headquarters and it is not just about office space. The project, an almost 25-acre mixed-use space, is being looked at as an entertainment center for the future with a performing arts center, elevated park and retail space.

Capital One Hall is the linchpin. Expected to open this year, it will be a 125,000 square-foot performing arts center with a main 1,600-seat theater, a 225-seat black box theater, classrooms, and other event spaces. And, the first announced performance will be by Clint Black on Feb. 5, 2022. Tickets are on sale June 10.

The elevated park will also include The Perch, a skypark with a biergarten hosted by Starr Hill Brewery, expected to open in July. The black box theater will open with an Oct. 15 event.

The Boro

The Boro is already open and popular but the development is not done. Already home to numerous restaurants, retail, a movie theater and open space, along with loads of luxury residential, plans were submitted earlier this year for next phases of development. Developer, the Meridian Group, submitted plans for two more mixed-use buildings calling for up to 560 residential units and 45,000 sq. ft of retail. Meridian also submitted plans for four new buildings across Westpark Drive. Plans showcase some of the new development as 90-foot towers linked by a five-story glass bridge that will consist of 430 apartments and 20,000 sq. ft. of ground-floor retail. Another building will include 130 residential units and approximately 25,000 sq. ft. of ground-floor retail with a plaza that separates the building. Also involved in the area will be a 200-unit senior facility broken down to 120 independent living units, 57 assisted living units and 23 assisted living units.

Downtown McLean

For about three years plans for redeveloping the downtown McLean area, more of the outskirts of Tysons Corner, have been moving along for an April Fairfax County Board decision that has now been pushed back twice. The cause of the delays, massive concerns of residents in regard to stormwater issues, density and parking concerns. 

Currently the area under review—a 230-acre area between Dolley Madison Boulevard, Chain Bridge Road, and Old Dominion Road—houses almost 1,300 residential units, plans call for the area to up that number to almost 3,900 units.

County staff added in a provision to put a 10-year review period into the plan, stating that the plan will be reviewed either in 2031 or when 1,660 units are built or in development, whichever comes first. 

The board is expected to take it up on June 22 after a June 9 planning commission meeting.

Wolf Trap Revamp

Wolf Trap National Park for the Performing Arts in partnership with the Wolf Trap Foundation for the Performing Arts, unveiled a proposed amendment that calls for a major updating of the venue. Proposed plans call for garage parking, a new pedestrian tunnel, updating concessions and restrooms, upgrading the Filene Center, building a new center for visitors and more.

These proposed updates are in addition to the ongoing privately funded renovation project already in progress that has permanent pavilions replacing tents.

The public has until June 25 for comments on the proposed plans.

Scotts Run Station South

The 30-acre Scotts Run Station South development running along Dolley Madison Boulevard south of the McLean Metro station is moving forward with three buildings in progress: a 178-room hotel called Archer Tysons; The Heming, a 28-story, 410-unit luxury condominium building with 40,000 square feet of retail space (expected to open late 2022); and a new fire station at 1766 Old Meadow Lane, scheduled to open this summer.
