The FOCUS on NoVA Real Estate Team helps get sellers in the correct mindset when it comes to selling a home.
It is important to understand that selling a home is a business transaction. Putting the value on a home that you’ve lived in and have made memories in is a tricky situation and that’s my job as a Realtor. I guide you through or segue you from a seller with an emotional attachment to a home to really understanding that once you’ve decided to sell your home it really does become a business transaction.
Here are three things to keep in mind:
First, when you are starting to list your home the biggest thing is determining what the value of your home is. You need to clearly take a look at your home and ask yourself not what you think your property is worth but what would you pay for your home in the current condition it’s in. A Realtor will walk you through that process to take a look at everything about the home to come up with the best sales price and what is a fair price for both you and a purchaser.
The second thing to be thinking about is the timing of your transaction to get you the best deal possible, keeping in mind your needed timetable. Maybe you need to get out of your home quickly because your purchasing, or a job is moving you so you want to sell as quickly as possible. Maybe you have a little bit more time to where you’re only going to sell if you find the perfect new home. We keep that in mind, as well as what different projects you want to do in your home to get the best return on investment.

Third, guiding sellers through the inspection negotiations that can be a tricky portion and sometimes is where the most headache comes from. When it comes to a sales transaction a Realtor’s job is to help you understand what is a valid and fair request a purchaser is asking for a seller to make and then, vice versa on the buyer side. There’s a lot of areas where negotiation is still involved and it’s all about making sure the transaction goes through everyone feels like they got a fair deal and the the biggest component of it is communicating and working together to get you the best deal possible.
