Fairfax County is taking a look at revamping 22 parcels in the South County section to include Springfield, Braddock, Mason, Lee and Mount Vernon Districts, and they are asking for community input.

Virtual meetings are taking place regarding the South County Site-Specific Plan Amendment Process that currently have 22 areas on the docket. The community screening phase is happening now through January 2021, and we are taking a look at the proposals put forward in the Mason District.

MASON DISTRICT

Arlington Blvd. & Spring Terrace (Assisted Living, Memory Care Facility)

Developers have proposed rezoning seven parcels of land along Arlington Blvd. near Seven Corners abutting the Sleepy Hollow neighborhood to go from single family dwellings of 2-3 units per acre to a living/nursing/memory care facility up to 90,000 sq. ft. County staff is not recommending the plan be worked into the Comprehensive Plan and community input leans towards opposing this development.

Little River Turnpike & Woodland Road (Annandale Community Business Center)

What is currently an office and retail zoned area, developers are proposing and expansion of Annandale CBC to include adjacent residential properties for a proposed 834,490 square foot mixed-use development, which would incorporate two existing office buildings, to be composed of: 575 mid-rise multifamily residential units, 156,600 sf of office, and 100,000 sf of retail. County staff is not recommending this plan be added to the Comprehensive Plan Amendment Work Program.

6152 Leesburg Pike

The property, located at the intersection of Leesburg Pike (Route 7) and Row Street is currently developed with a single-family home and is planned for residential use up to 3-4 residences per acre. Developers are proposing to add in the option to allow for senior housing at 5-8 residences per acre, allowing for affordable housing options for seniors so they can downsize while still staying in the area. County staff is recommending this proposal move forward.

First Christian Church

Right along Rt. 7 and Patrick Henry Drive there is planned and developed for First Christian Church. The developer is proposing to work with Wesley Housing, a nonprofit that assists in the development of affordable housing combined with supportive services. Overall proposed plans call for multifamily age-restricted independent living (up to 113 units) with up to 5,000 square feet of medical or general office, and to expand the existing church.
