It’s been an ongoing discussion to revitalize downtown Herndon, and after years, plans are finally moving forward between the town and Comstock that will breathe new life into the historic area.

Plans for the revitalization project call for a mixed-use development that will bring in 270+ residential units, a new arts center, public spaces, retail, a seven-level parking garage and 18,000 sq. ft. of boutique space, restaurant and cafe space. The project will be on 4.675 acres between Station Street to the east, Center Street to the west, south of the W&OD Trail and north of Elden Street—approximately 1.5 miles from the new Silver Line’s Herndon Station.
This public-private partnership, in the range of about $85 million, received the go ahead in November when the Herndon Town Council unanimously approved a resolution that amended the comprehensive agreement with Comstock to advance the project. Requirements state that Comstock must have the project underway by Dec. 31, 2021; however, they do retain rights for 24 months to pause construction due to market and COVID-related issues. The transfer of land was closed on December 15, 2020.
In a statement, Herndon’s Mayor Lisa Merkel said, “This project is the culmination of years of careful planning and will result in an exciting, 21st century downtown that respects both our proud history and our vision for Herndon’s future. Dynamic living spaces, retail, restaurants, the arts – all will come alive in downtown Herndon as a result of our collaboration with Comstock.”
