No longer a sleepy suburb, Ashburn’s growth is booming, especially as Metro’s Silver Line continues its expansion out west.

Loudoun Station
Comstock is already moving forward on Phase 2 of Loudoun Station, which was approved for 1,159 residential units, 166,145 square feet of retail and garage parking for 3,741 spaces, 1,500 of which will be for Metro.
The 24-acre Gramercy District, which sits north of the station, will be home to a 2.8 million square foot development of 2,105 residential units and more and is being touted as a “smart city” that will be fully connected. Gramercy also has plans for hotel, office and business center space, 150,000 square feet of retail and two parking garages. This development will straddle both sides of current retail and will be delineated as Gramercy East and Gramercy West.
Moorefield Station
Moorefield Station is another major development happening around Ashburn Station and this one has been on the books for quite a while with some construction already built or underway. The 592-acre development is owned by The Claude-Moore Foundation and will house up to 6,000 homes and 10 million square feet of commercial and retail space.
One Loudoun
Already a big development in the Ashburn area One Loudoun continues to grow. Construction is underway on a 350+ apartment complex, Vyne, that will have ground-level retail. Also moving forward in building plans is, Tru by Hilton, a hotel being touted as “energetic, yet relaxing and comfortable,“ a mid-scale hotel.
Once built out, One Loudoun will hold 2,500,000+ sq. ft. of office space, 1,025,000+ sq. ft. of retail space and 1,300+ residential units.
Commonwealth Center
Already home to IFly and TopGolf, Commonwealth Center still has space to grow. Available to future development is a 40,000 sq. ft. brewery/restaurant space, three more restaurant spaces, a 45,000 recreation space and a 47,000 sq. ft. bowling/entertainment space. No residential units are planned.
The HUB
The Hub is a major development that will reside near the Innovation Center North Metro station and will house 1,265 multifamily units, 400,000 square feet of retail, 350 hotels rooms and 3.5 million square feet of office space, with an expectation to open sometime this year. Major attractions will include a food emporium, a 1,000-seat live music venue, a 10-acre public park with amphitheater, along with space for a farmers market and retail village.
Silver District West
Located south and west of the Dulles Greenway at Loudoun County Parkway, Silver District West will be a 158-acres mixed-use community with 3,706 residences and more than 1 million sq. ft. of retail and office space. During the approval process the developer, Soave Enterprises–also the developer of Brambleton, will offer land for a new elementary school and a public park.
Kincora
The Kincora project has been on the books in Loudoun County for years and has gone through many iterations. But, once finished the complex is expected to be a total of 2,722,000+ sq. ft. of office, 868,000+ sq. ft.of retail and commercial and 1,400 residences. It is planned to be a live/work community with apartments and condos along with Main Street-style retail.
Part of this project is a children’s science center, a heron observation platform and the National Museum of Intelligence and Special Operations.
Other community projects happening in the Ashburn area:
Potomac Green Community Park: This project provides funding to complete and provide furnishings and equipment at the Potomac Green Community Park. The park is being constructed by a developer as an in-kind proffer and the 28-acre park site was proffered to the County.
Ashburn Senior Center: This project provides funding to construct a senior center of up to 15,000 square feet on a 5-acre proffered site in the Ashburn Planning Subarea.
Ashburn Recreation and Community Center: This project provides funding to develop a recreation and community center on an approximately 18 acre proffered site in the Ashburn Planning Subarea off of Belmont Ridge Road.
Moorefield Station Community Park: This project designs and constructs a community park co-located on the same site as the Moorefield Elementary School site. The community park will contain two rectangular fields, one diamond field, field lighting, trail and sidewalk network, public restrooms and concessions and parking.
