As big business and Metro stations continue to move into the Loudoun County area, Ashburn stays on pace for growth.

We dove into the major projects that are underway for the next handful of years already, but let’s take a look at some of the developments that are taking shape recently.

Rivana at Innovation Station

This 103-acre development that will sit at Routes 28 and 267 is the latest mixed-used development coming to the Ashburn area. It will hold approximately 2,000 multi-family housing units, 1.8 million square feet of office space, and a 265-room hotel. The plan also calls for an additional 185,000 square feet of retail space that will focus on independently owned restaurants and boutiques. The campus will also include an 11-acre park and additional green spaces. This project will be built in phases with the first phase to have 250,000 square feet of office space that is scheduled to open in 2024.

Mercer Crossing

If rezoning plans come to fruition a second partnership between Toll Brothers and the Loudoun Freedom Center will begin building Mercer Crossing, a mixed-use development on 108-acres at Route 7 and Belmont Ridge Road. 

Named for Margaret Mercer, an abolitionist and educator who purchased the property in 1836, the development will include residential units, retail spaces, civic buildings, and public parks and trails. Plans also focus on infrastructure to combat congestion in the area by connecting Russell Branch Parkway to Belmont Ridge Road to Claiborne Parkway.

Ashburn Crossing

Coming from St. John Properties, Ashburn Crossing is a 61-acre commercial complex that will be built at Loudoun County Parkway and Gloucester Parkway. It will consist of office and flex space totaling 351,420 square feet of space with a pad site for retail development.
