Along the Occoquan River on the southernmost tip of Woodbridge, right at the Dumfries line sits what will become a massive mixed use development in the area. What started being built in 2014, Potomac Shores will become a sought after spot for not only living but also entertainment.

The mixed-use development, that sits on almost 2,000 acres, has plans to include 3,800 residences, a town center, hotel, riverwalk and an 18-hole Jack Nicklaus golf course. Four builders have already started construction and move-ins on some of the residences. Builders include Stanley Martin, Beazer Homes, Pulte Homes and Drees Homes, with options ranging from single family homes, townhomes and villas.

But as Potomac Shores allows for more waterfront living, it is also offering a lot to the Northern Virginia community with the Ali Krieger Sports Complex—a 30-acre parcel with a multitude of sports fields opening in 2018—plus a planned town center, hotel and riverwalk. And since the property sits right along the shores, there is also a planned Canoe Club and marina. Specifically for residents, the Shores Club offers an upgrade to the typical community fitness center. The community also is peppered with a plethora of natural fitness options including nature trails, yoga garden, competition pool, a recreational pool and a greenhouse.

What is also in the works is a VRE station that will allow for easy commuting. 

As construction of the homes continues and the VRE station forges ahead, the last component to the master plan is the hotel and resort. SunCal, the developer of Potomac Shores, is working on a timeline of three years to find an operator for the space and allow for altering plans if needed. However, that portion of the master plan will stay as commercial use.
